Senior Asset Manager

Department: Asset Management
Location: West Des Moines, IA

Position Summary

The Asset Management Department is responsible for optimizing the performance of assets under management and supporting execution of business strategies across a diverse portfolio of multi-family, commercial, land, and industrial properties.

The Senior Asset Manager is responsible for the day-to-day asset management and performance of a portfolio of assigned properties, with accountability for financial analysis, asset performance monitoring, operational oversight, and execution of asset-level strategies. This role serves as the primary point of contact for assigned assets and partners with internal teams and leadership to implement business plans, manage risk, and optimize asset value.

Essential Duties and Responsibilities

  • Monitors and manages the operational and financial performance of assigned assets, ensuring alignment with business plans, financial goals, and company standards.
  • Serves as the primary asset management contact for assigned properties, partnering closely with property management, development, and leadership teams.
  • Executes and refines asset-level business plans and optimization strategies to improve performance, manage risk, maximize returns, and enhance overall asset value.
  • Performs and reviews underwriting analyses for development and operational assets, including evaluation of assumptions, financial modeling, and risk analysis.
  • Supports financing and refinancing efforts, including underwriting, lender coordination, and execution support.
  • Provides transactional support for acquisitions, dispositions, and refinancings, including financial analysis, due diligence coordination, and execution support.
  • Evaluates and analyzes new investment opportunities through market research, financial modeling, and return analysis.
  • Analyzes property financials, operating performance, and key metrics to identify opportunities to improve revenue, control expenses, and mitigate risk.
  • Performs asset-level valuations and hold/sell analyses, incorporating market data, financial performance, and strategic considerations.
  • Partners cross-functionally with development, finance, and operations teams to support asset performance and strategic initiatives.
  • Conducts site visits to assess property condition and identify capital improvement, redevelopment, and repositioning opportunities.
  • Supports asset performance tracking and contributes to reporting packages for leadership and investors.
  • Builds and maintains strong relationships with investors and key stakeholders; supports investor communications and reporting to ensure alignment with investment objectives.
  • Leads asset-level recommendations and provides input to senior leadership regarding hold/sell strategies, capital investments, and operational improvements.
  • Mentors and provides guidance to junior team members, as applicable.
  • Performs other duties as assigned.

Requirements

  • Bachelor’s degree in finance, real estate, accounting, economics, or related field
  • Minimum of 5–8 years of experience in asset management, finance, real estate, or related field
  • Experience managing or supporting a portfolio of real estate assets preferred
  • Strong knowledge of real estate valuation, financial modeling, and risk assessment
  • Advanced proficiency in Microsoft Office Suite, particularly Excel
  • Strong analytical, financial, and problem-solving capabilities
