Position Summary
The Residential Construction Estimator and Project Coordinator is responsible for preparing cost estimates for residential construction projects and managing project timelines and resources. This role involves analyzing blueprints and specifications, gathering subcontractor bids, and calculating material costs to develop accurate estimates. It also oversees project schedules, liaises with clients, contractors, and vendors, and ensures compliance with building codes and regulations.
Essential Duties and Responsibilities
Preconstruction:
Submits permits to the governing authorities.
Coordinates with field staff to verify all items are prepared for preconstruction and overall site readiness.
Establishes and maintains construction hard files, electronic files, and flat files. Maintains all applicable databases used in developing cost, quantity, and unit price estimates.
Updates/tracks construction spreadsheets, contract/change order logs, submittal/shop drawing logs, insurance logs, tenant logs, budgets, etc.
Estimating:
Creates and maintains requests for information from subcontractors.
Confirms and verifies submitted bids with plans, scope of work, and standard and nonstandard features per project.
Updates material pricing with accurate, effective dates.
Creates feasibility budgets for pro forma analysis.
Conducts audit of selection sheets.
Creates cost comparison analysis.
Maintains value engineering procedures for estimates.
Builds and maintains floor plan takeoffs differentiating base and option quantities. Prepares any custom/special request takeoffs as required.
Reports historical material price trends and forecasts short-term price trends & competitively bids for work.
Reviews site analysis from builder and engineer and double checks exterior takeoffs for accuracy.
Project Coordination:
Codes subcontractor/suppliers’ invoices via Nexus and prints corresponding Timberline job cost reports to review invoices with superintendents and director of operations on a bimonthly basis. Acts as Timberline/Accounting Department liaison when required. Attends bimonthly accounting meetings with senior project managers and an accounting representative to review project receivable/payable status.
Assists with managing documentation of finish selection process, records and track selections. Prepares job specific vendor/subcontractor notes for closing-packet
Assists Accounting Department with collecting all lien waiver information and/or statements of exemptions from subcontractors/suppliers.
Facilitates new vendor/subcontractor setup in Vive and maintains accurate and up-to-date insurance records for all approved vendors on a monthly basis.
Prints, scans and copies large-scale plans as requested by department staff.
Other duties as assigned.
Requirements:
Bachelor’s degree in business management or construction management or equivalent experience required.
Five years’ minimum estimating and contracts experience in the construction industry. Residential experience preferred.
Preferred Builder Trend, Nexus, and Timberline estimating proficiency. Plan Swift software for takeoffs. Proficient in Microsoft office applications, including Outlook, Excel and Teams.
General understanding of contract documentation.
General knowledge of construction industry.
When necessary, evening and weekend extended hours are a requirement in order to achieve company daily, weekly, monthly, quarterly, semi-annual, or annual goals.
