Maintenance Supervisor

Department: Propertie Mgmt - Labor
Location: West Des Moines, IA

Seeking a skilled Maintenance Technician to oversee the maintenance responsibilities of a Commercial portfolio of approximately 2 million square feet. The ideal candidate will have extensive knowledge of electrical, plumbing, HVAC systems and building envelopes. This position traditionally works Monday through Friday, 8:00 a.m. to 4:30 p.m. This position is also on call 24 hours per day, seven days per week.

Duties and Responsibilities

  1. Maintain and troubleshoot electrical, plumbing and HVAC systems and building envelopes. Trains maintenance technicians on troubleshooting and repairs of these systems.
  2. Responsible for maintaining and supporting the on-call schedule for the maintenance staff. While the staff rotate on a weekly basis, this position is on-call 24/7.
  3. Works with property managers to manage/coordinate overall operations/maintenance of the entire portfolio.
  4. Supervises and provides direction to vendors and contractors. Works with maintenance staff to get appropriate bids for budgeted projects. Makes sure the bids are comparable and presents these to the appropriate Property Manager.
  5. Initiates recommendations for appropriate operational policies and procedures as they relate to effective and efficient property operations including those for staff, contracted services, and contractors.
  6. Oversees inventory of tools and equipment. Works with VP of Commercial Property Management to get approval when new tools are needed.
  7. Diagnoses maintenance and repair issues and performs maintenance and repair work in a timely and professional manner.
  8. Directly responsible for maintaining a preventative maintenance program within the confines of annual budgets.
  9. Implements and edits the preventive maintenance schedules for the properties to ensure all equipment is properly maintained.
  10. Coordinates inspections and works with maintenance staff to ensure inspections are passed on initial inspection.
  11. Handles emergencies, major problems or issues of major consequence affecting the portfolio including fire, flash flooding, property damage, snow removal, and other tasks as necessary.
  12. Assures all service requests are completed. Accurately documents work performed on service requests, including parts and returns to senior property manager on a weekly basis. Follows up on completed and incomplete service requests to ensure satisfaction.

Special Requirements

  • Minimum five years’ experience in commercial property management emphasizing maintenance management including first-hand experience with capital construction and/or property maintenance.
  • Strong knowledge of HVAC, Electrical and Plumbing
  • Excellent project management skills with ability to prioritize tasks effectively
  • Microsoft Office skills including Word, Excel, Outlook required.
  • Ability to perform maintenance and repairs including but not limited to lifting heavy objects, operating hand tools, climbing ladders, and kneeling to clean out drains.
  • Constant ability to walk, crouch, climb, crawl, etc. to reach items in need of repair
  • Tolerance to all extremes of hot and cold weather (below 0 and above 100 degrees) Ability to work long hours outside in winter and summer.
  • Ability to lift 50 lbs. to include lifting containers of ice-melt from ground to truck bed height on occasion. When lifts exceed 50 pounds, other personnel will provide assistance and/or the use of lifting equipment such as a hand truck, dolly, hoist or lifting straps will be required.
  • Accurately documents the work performed on service requests on a computer within 24 hours. Must have a working knowledge Windows and Microsoft Office software
  • Strong leadership and teambuilding skills.
  • Good negotiating and communication skills, ability to be proactive and react quickly when situations arise, and ability to converse with customers, clients and vendors.
  • Valid driver’s license, a clean driving record, and ability to travel to property sites while on call, during emergencies, or for regular inspections.
  • On call 24 hours a day, seven days a week
  • Ability to work independently and in a team environment
