Position Overview:
We are seeking an experienced Commercial Construction Project Manager to oversee and manage the entire lifecycle of commercial construction projects, collaborating closely with the development team on the front end following through turnover to our property management team. This position requires a proactive and passionate individual with an owner’s mindset, dedicated to delivering projects that meet or exceed expectations, on schedule, and within budget. You will work closely with internal stakeholders, external consultants, trade partners, and vendors to ensure smooth project delivery.
Essential Duties and Responsibilities
1. Project Inception to Turnover:
- Manage all aspects of the project from pre-construction through project completion and turnover.
- Work collaboratively with the development team to ensure alignment of project goals, schedules, and budgets from the earliest stages.
- Assist with feasibility studies, design coordination, cost estimating, and value engineering in the pre-construction phase.
- Maintain constant communication with the development team to ensure alignment on project goals, expectations, and timelines.
2. Budget & Schedule Management:
- Take ownership of the project’s financials and schedule, ensuring the project is delivered within budget and on time.
- Develop and monitor detailed project schedules and budgets, track progress, and provide regular updates to the internal team and stakeholders.
- Identify and mitigate risks that may impact cost, schedule, or quality, implementing corrective actions as necessary.
3. Stakeholder Management:
- Serve as the primary point of contact between the General Contractor, Developer, and other project stakeholders.
- Build and maintain strong working relationships with clients, architects, consultants, trade partners, and vendors.
- Act as an advocate for the Owner’s interests, ensuring that the vision of the project is adhered to and the outcomes align with their strategic goals.
- Collaborate with the General Superintendent to actively manage field teams and progress.
4. Quality Assurance & Safety:
- Ensure that all work is completed to the highest standards of quality and in compliance with all applicable codes, regulations, and safety standards.
- Oversee site team and manage quality control processes, ensuring that any issues are addressed promptly.
5. Documentation
- Actively utilize Procore to document all aspects of the project.
6. Change Management:
- Manage change orders and ensure proper documentation and approval for any scope, schedule, or budget modifications.
- Proactively identify potential changes to the project scope and communicate these to stakeholders.
7. Closeout & Turnover:
- Oversee project closeout processes, including final inspections, punch lists, and client turnover.
- Ensure that all documentation, warranties, and as-built drawings are handed over to the Developer and other stakeholders in an organized and timely manner.
Qualifications:
- Bachelor’s degree in Construction Management or Engineering, or a related field.
- Minimum of 5-7 years of experience in commercial construction project management with a focus on working with developers or owners.
- Strong understanding of the full project lifecycle, from design and pre-construction to turnover.
- Proven ability to manage budgets, schedules, and deliver quality construction projects.
- Experience with contract negotiations, subcontractor management, and change order processes.
- Exceptional communication, negotiation, and interpersonal skills.
- Strong leadership capabilities with an ability to motivate and direct diverse teams.
- In-depth knowledge of safety standards and regulations in commercial construction.
