Director of Field Operations

Department: Homes - Key Management
Location: West Des Moines, IA

Position Summary

The director of field operations will plan, organize, and monitor all phases of the home construction process in order to maintain efficient construction operations while meeting company standards and objectives. Effectively and efficiently builds homes of high quality through experienced construction managers using standardized systems, schedules, and procedures. Through strategic planning, handles multiple tasks with simultaneous deadlines, delegate minor tasks, and demonstrate good judgment and decision making.

Essential Duties and Responsibilities

  1. Oversees and directs all vertical construction activities for the company.
  2. Collaborates with sales, design center, purchasing, estimating, and architecture departments to provide a predictable and satisfying construction experience for all homebuyers.
  3. Responsible for the final review and acceptance of the construction drawings, specifications, budget, and assigned trade partners for each home.
  4. Directs the training and development of current and future production staff.
  5. Ensures construction schedules are updated daily to create predictable environment for trade partners.
  6. Responsible for the sourcing and placement of construction supervision personnel.
  7. Responsible for the allocation of certain subcontractors to specific communities in collaboration with purchasing manager (excavation, framing labor, mech trades).
  8. Fully utilizes the construction management software for efficient operations.
  9. Utilizes even-flow production systems to manage workloads both internally and externally.
  10. Creates and enforces construction specifications and standards to be followed in all communities.
  11. Ensures construction sites are clean and organized.
  12. Interacts constructively with municipalities for permit and building inspection requirements.
  13. Understands and is compliant with OSHA and SWPPP regulations in all field operations.
  14. Conducts construction health and safety management and training and vendor education for safe workplace practices.
  15. Provides weekly updates of production schedules with sales team to provide predictable events for homebuyers.
  16. Resolves situations with individual dissatisfied homebuyers as necessary.
  17. Ensures that production staff communicates directly with each homebuyer on a weekly basis.
  18. Collaborates with warranty team to improve problem products or assemblies and ensures zero walk-though items prior to close.
  19. Monitors all variance costs and implements cost controls.
  20. Walks homes in various stages of construction to ensure quality standards are being met.

Requirements

  • Bachelor’s degree in construction management, construction engineering, or business management.
  • Minimum seven years’ experience managing in a residential construction environment.
  • Experience managing even-flow productions systems required.
  • Proficient in MS Office Suite including Word, Excel, Access, and Outlook.
  • Valid driver’s license and clean driving record required.
  • Must remain alert at all times to perform essential functions.

  • Proven leadership ability and excellent interpersonal skills with the ability to communicate effectively with clients, contractors, inspectors, vendors, and all levels of management and staff.
  • Strong knowledge of building codes and standards.
  • Ability to read and interpret residential construction blueprints.
  • Ability to multitask, work under pressure, and meet deadlines.
  • Excellent verbal and written communication skills.
