New Home Sales Professional

Department: Homes Sales Team
Location: West Des Moines, IA

The new home sales professional will drive new home sales from a variety of sources such as client referrals, real estate, and other professional networks, and leads generated by marketing campaigns. Schedule will vary and may include evening hours by appointment. Weekend open house hours are required. Compensation structure includes a commission-based salary with a biweekly draw amount to be taken against future, earned commission.

Duties and Responsibilities

  1. Manages the sales process while providing excellent customer service.
  2. Overcomes objections close to the sale.
  3. Processes sales agreements and contracts.
  4. Uses the contact management system to manage sales pipeline.
  5. Develops and maintains good rapport with prospective customers, realtors, and team members.
  6. Continually sources new sales opportunities.
  7. Works with sales manager to create marketing plans for assigned communities.
  8. Networks and performs outreach to realtors.
  9. Manages time efficiently, meets sales goals and works effectively with other members of the team.
  10. Attends sales meetings.
  11. Continually improves and adds product/market knowledge and home sales/homebuilding acumen.
  12. Stays aware of competitors in the market, specifically their square footage and incentives offered.
  13. Conducts all business in a professional and ethical manner to serve customers and increase the goodwill and profit of the company.

Special Requirements

· Prior sales experience preferred

· Prior contact management system experience preferred

· Must have a reliable vehicle to perform various management tasks and errands. Must have proof of liability insurance for same. Must possess a valid driver’s license and must be bondable

· Ability to utilize applications on a smart phone, tablet, or laptop

· Proficiency with Microsoft Office and email

· Ability to prepare written documentation and complete contract calculations

· Excellent verbal and written communication skills

· Physical Requirements: Extensive mobility and good physical condition. Must be able to perform the physical functions of the position, which may include, but are not limited to: ability to stand and walk for 4 hours straight or up to a full 8-hour day, including flights of stairs and sit for extended periods, kneel and bend at the waist. Must be able to lift a minimum of 40 lbs. to facilitate vacuuming, moving office furniture, and lifting of supplies.

· Dress Code: Appropriate business attire required. Must maintain a well-groomed and neat appearance and dress in a manner that projects a professional image.

· Tolerance to all extremes of hot and cold weather (below 0 and above 100 degrees) frequently for extended periods of time

· Strongly motivated

· Mobile phone with a data plan is required

· Must remain alert at all times to perform essential functions
